Boundary Survey vs. Topographical Survey

What’s the Difference? Which One Do I Need?
When buying property or preparing for construction in Florida, surveys are not one-size-fits-all. Two of the most common types you’ll hear about are Boundary Surveys and Topographical Surveys. While they may sound similar, they serve very different purposes.
Understanding which survey you need (and when) can help avoid delays, unexpected costs, and title issues down the road.
🧭 Boundary Survey
Used for Florida Title Insurance
A Boundary Survey confirms the legal boundaries of a property and identifies matters that may affect ownership or title insurance coverage. This is the survey most commonly required in real estate transactions.
Typically Includes:
-
Property boundary lines and dimensions
-
Verification of the legal description
-
Improvements such as homes, fences, driveways, pools, and sheds
-
Identification of encroachments (if any)
-
Recorded easements and rights-of-way
-
Setback lines (if requested)
Why It Matters:
-
When a survey is required for Title, it is a boundary survey
-
Helps ensure there are no boundary disputes or encroachments
-
Allows the title insurer to delete standard survey exceptions when appropriate
Best For:
-
Real estate purchases
-
Refinances
-
Issuing Florida title insurance (not always required)
🏗️ Topographical Survey
Used for Construction & Engineering
A Topographical Survey focuses on the physical features and elevation of the land rather than legal boundaries. It is primarily used for planning, design, and construction purposes.
Typically Includes:
-
Elevation contours
-
Natural features such as trees, waterways, and drainage areas
-
Man-made features like roads, utilities, and existing structures
-
Grading and slope information
Why It Matters:
-
Essential for architects, engineers, and builders
-
Used to design foundations, drainage systems, and site improvements
-
Not intended to verify legal property boundaries
Best For:
-
New construction
-
Property additions and site development
-
Engineering and land-use planning
⚠️ Important to Know
A Topographical Survey does not replace a Boundary Survey for title insurance purposes.
Even if a topo survey shows structures or improvements, it may not:
-
Confirm legal property boundaries
-
Identify encroachments
-
Meet Florida title insurance underwriting requirements
